Practical Where It Counts, Beautiful Where It Shows

A bathroom sees more daily use than almost any room in the house, and shortcuts show up fastest.

We plan each space around how it actually gets used, then build in the storage, lighting, and finishes that make daily routines work. Behind the tile and cabinetry, we handle waterproofing and ventilation properly, because that is the part you cannot fix later without taking the room apart again.

A&E Custom Carpentry & Design is a family-owned business run by Annie and Eric. Annie leads design and planning, Eric leads the build. You can read more about how we work.

Bathroom Projects We Take On

We work at three scopes, depending on what the room needs.

Primary Bathroom Remodels

Full renovations of primary and en suite bathrooms. Layout changes, custom vanities, tile showers, freestanding tubs, heated flooring, and storage planned around two people using the room at the same time.

Full Bathroom Renovations

Complete renovations of hall and guest baths, covering tile, fixtures, vanities, lighting, and ventilation.

Powder Rooms and Half Baths

The smallest room in the house and the one guests use. Custom vanities, tile, lighting, and finish carpentry, where the detail carries more weight because there is less of it.

Bathroom Refreshes

Updates that modernize the room without moving plumbing. New vanity, tile, lighting, hardware, and finishes within the existing layout.

01

Custom Vanities and Tower Cabinets

We build vanities to the room’s dimensions rather than adapting a stock unit, using the same materials and joinery as our kitchen work. Learn more on our custom cabinetry page.
02

Tile Showers

Tile showers with niches, benches, and custom layouts, built on a properly waterproofed base.

03

Heated Flooring

Electric heated flooring installed under tile as part of a renovation. Worth deciding on early, since it has to go in before the tile does.

04

Waterproofing and Ventilation

The work behind the finished surfaces. Proper waterproofing under tile and adequate ventilation keep a bathroom sound over time, and both are far cheaper to do correctly the first time than to fix later.

05

Storage and Finish Carpentry

Recessed storage, built-in niches, linen storage, and trim work matched to the rest of the house.

What Goes Into the Bathrooms We Build

Bathroom Remodeling Permits in Loudoun County

Most bathroom remodels in Loudoun County require a building permit. The county lists bathroom remodels among residential projects that need one, with separate electrical, plumbing, and mechanical permits typically filed as sub-records.

Scope decides it. Replacing a vanity and retiling within the existing layout is treated differently from a renovation that relocates the toilet or shower. Moving plumbing fixtures, adding circuits or outlets, changing ventilation, and altering walls each has its own requirements.

Two things specific to Loudoun County worth knowing before you start:

01

Homes inside an incorporated town such as Leesburg, Purcellville, Round Hill, Hamilton, Middleburg, or Lovettsville need an approved zoning permit from the town submitted alongside the county application.

02

Loudoun County directs homeowners to contact their HOA or POA separately for any additional approvals. County approval does not cover association requirements.

Inspections are handled by Loudoun County Building and Development at the Government Center in Leesburg and are scheduled one working day in advance.

Bathroom Remodeling Questions

Does a bathroom remodel require a permit in Loudoun County?

Usually, Loudoun County includes bathroom remodels among residential projects requiring a building permit, with separate trade permits typically needed for plumbing and electrical work. A refresh that stays within the existing layout may not require a permit, while any project that moves fixtures or adds circuits will.

It depends on scope. A refresh within the existing layout moves faster than a renovation that relocates plumbing. Tile work and any custom vanity build add time, and the county handles permit review rather than the contractor. We give you a timeline for your specific project during the consultation.

Cost depends on scope and finishes, not square footage. A powder room refresh, a full hall bath renovation, and a primary suite remodel fall into very different price ranges, and moving plumbing is one of the biggest cost drivers. We discuss budget openly during the consultation.

Waterproofing sits underneath the tile, so it is not visible once the room is finished. If it is done poorly, the failure shows up later as damage behind the surfaces, and correcting it means removing the finished work to reach it. It is one of the few parts of a bathroom you can’t improve after the fact without starting over.

Electric heated flooring is installed under the tile, so it’s done during a renovation when the floor is being replaced. You can’t add it under tile that is staying in place.

We work with licensed master plumbers and electricians we’ve used for several years. They are subcontracted rather than employed in-house.

We build them. We build vanities and tower cabinets to the room’s dimensions, using the same materials and joinery as our kitchen cabinetry.

We serve all of Loudoun County, including Purcellville, Round Hill, Hamilton, Bluemont, Middleburg, Waterford, Lovettsville, Leesburg, Ashburn, and Sterling.
