Custom Built-Ins in Loudoun County, VA
We design and build custom built-ins for homeowners across Loudoun County. Bookcases, media walls, window seats, and mudroom storage, built to the exact dimensions of your space.
Always part of the house
Storage and Character, Tailored to the Inch
Built-ins solve a storage problem and change a room’s character at the same time.
Because each piece is designed for the exact dimensions of your space, there are no wasted gaps and no filler panels closing the difference between a standard size and your actual wall. A built-in that fits properly reads as part of the house, not furniture pushed against it.
A&E Custom Carpentry & Design is a family-owned business run by Annie and Eric. Annie leads design and planning, Eric leads the build, and we build the pieces ourselves. You can read more about how we work.
Built-Ins We Design and Build
Bookcases and Home Libraries
Floor-to-ceiling bookcases and reading spaces built to your collection and your room. We plan shelving depth, spacing, and finish around what you actually keep on them, not a standard shelf height.
Media Walls
Media walls with integrated wiring, so components and cabling sit inside the unit instead of behind it. Built around your equipment and the room's proportions.
Window Seats and Reading Nooks
Window seats and benches with storage underneath, built into a window recess or a corner that is otherwise hard to use.
Mudrooms and Entryways
Cubbies, benches, hooks, and storage for the door the family actually uses. Planned around coats, bags, boots, and the way people come and go.
Display and Open Shelving
Built-in shelving for living rooms, hallways, stairwells, and alcoves. Fitted to the opening rather than sized down to fit inside it.
For kitchen cabinets, bathroom vanities, and cabinetry in wet bars, laundry rooms, and home offices, see our custom cabinetry page.
Built-Ins That Match the Room They Go In
What separates a good built-in from an obvious one is how it meets the existing house.
We match profiles to the trim, casing, and millwork already in the room, so the piece reads as original rather than added. We select finishes against the surrounding surfaces rather than choosing them in isolation.
That matters most in older Loudoun County homes, where trim profiles and proportions are often specific to the period and do not match anything available off the shelf.
Consultation
We visit your home, measure the space, and talk through what the piece needs to hold and how you use the room. We discuss ideas, budget, and timeline.
Design and 3D Renderings
Annie draws the piece to scale and produces detailed 3D CAD renderings, so you can see it in the room before it is built. We select materials, finishes, and hardware together.
Build
Once you approve the design, we build the piece to the exact dimensions of the space.
Installation
We install and complete the finish carpentry, scribe the piece to the walls, and match the surrounding trim.

Custom Built-In Questions
What is the difference between built-ins and freestanding furniture?
Built-ins are attached to the structure of the house and sized to a specific opening or wall. Freestanding furniture is movable and manufactured to standard dimensions. Built-ins use the full space available, including awkward depths and heights that furniture cannot fill.
What is the difference between built-ins and cabinetry?
The terms overlap and are often used interchangeably. In practice, cabinetry usually refers to doored storage units in kitchens, bathrooms, bars, and laundry rooms. In contrast, built-ins refer to fitted pieces such as bookcases, media walls, window seats, and mudroom storage. We build both, and many projects include elements of each.
Can built-ins be matched to existing trim and millwork?
Yes. Profiles can match the casing, baseboard, and crown already in the room, and finishes can be selected to match surrounding surfaces, so the piece reads as part of the original house.
How long does a custom built-in take to build?
It depends on the size and complexity of the piece and how quickly you make material and finish decisions during design. We give you a timeline for your specific project during the consultation.
Do built-ins require a permit in Loudoun County?
A built-in that is furniture in nature, such as a bookcase or window seat, generally does not. A piece that involves electrical work, such as a media wall requiring new circuits or outlets, may require a permit, since Loudoun County treats electrical work as its own trade permit. Scope determines it, so it is worth confirming with Loudoun County Building and Development for a specific project.
Does A&E build the pieces or order them?
We build them. We build each piece to the dimensions of the space it goes into.
What rooms are built-ins most often built for?
Living rooms, family rooms, home libraries, entryways and mudrooms, hallways, stairwells, and around windows. Built-ins also feature heavily in finished basements.
What areas does A&E serve?
All of Loudoun County, including Purcellville, Round Hill, Hamilton, Bluemont, Middleburg, Waterford, Lovettsville, Leesburg, Ashburn, and Sterling.
